The Investment Property Calculator helps Jamaican property investors evaluate the profitability of an income-generating property. By entering purchase, financing, income, and expense details, the calculator provides:
- Cash Flow – money left after paying all operating costs and mortgage.
- Net Operating Income (NOI) – income before financing costs.
- Key Ratios – such as Cap Rate, Cash-on-Cash Return, Gross Rent Multiplier, and Debt Coverage Ratio.
This makes it easier to compare potential deals and understand whether a property is a strong investment.
2. Input Fields Explained
Property Information
- Purchase Price (JMD): The agreed price for the property.
- Down Payment (%): Portion of the purchase you will pay upfront.
- Loan Term (Years): Length of the mortgage (e.g., 20–30 years).
- Interest Rate (%): Annual interest rate on the loan.
- Closing Costs (JMD): Fees at purchase (legal, stamp duty, transfer tax, etc.).
- Number of Units: If the property has multiple rental units, enter total.
Income
- Gross Scheduled Rent (JMD / Month): Expected rent if all units are occupied.
- Vacancy Rate (%): Estimated annual vacancy (e.g., 5–10%).
- Other Income: Extra income (laundry, parking, late fees, etc.).
Operating Expenses (Annual)
- Maintenance & Repairs: Upkeep and repairs to keep property rentable.
- Property Insurance: Insurance premiums (fire, hazard, etc.).
- Property Management (%): Percentage paid to a manager/agent.
- Property Taxes: Annual land and property tax.
- Other Expenses: Any additional costs (security, utilities, pest control, etc.).

- Total Operating Expenses: All annual costs added up.
- Net Operating Income (NOI): GOI – Expenses (profit before mortgage).
- Annual Debt Service: Total yearly mortgage payments.
- Before-Tax Cash Flow: NOI – Debt Service (what you actually pocket).
4. Key Ratios Explained
- Cap Rate: NOI ÷ Purchase Price. Shows return on property if bought in cash.
- Cash-on-Cash Return: Cash Flow ÷ Down Payment. Shows return on actual cash invested.
- Gross Rent Multiplier (GRM): Price ÷ Gross Rent. Lower = better deal.
- Debt Coverage Ratio (DCR): NOI ÷ Debt Service. Must be above 1.2 for banks to consider financing (shows property generates enough income to cover mortgage).
