Hurricane Melissa Changed the Market

Melissa did not hit all areas equally.

Some districts suffered devastating losses and are still recovering. The hurricane caused enormous economic damage and many households remain in repair or rebuilding mode.

What this means for real estate is that Jamaica now effectively has multiple markets:

Some hurricane-affected areas remain under pressure.

Newer, resilient developments are attracting interest.

Areas perceived as safer from flooding and storm surge have become more attractive.

Properties requiring significant repairs are harder to sell.

So instead of a nationwide boom, we are seeing a more selective market.
