These listings reflect a strong demand from returning residents, local professionals, and diaspora investors — all contributing to elevated land values.


What US$50K Gets You Now

At the US$50K mark, the conversation shifts. You’re not looking at premium coast-side lots anymore — you’re looking for:

  • Smaller parcels (typically under 500 m²)
  • Off-main-road locations
  • Lots in less-developed subdivisions
  • Undeveloped infrastructure — i.e., you may need to factor in utility connections and road access

There are occasional gems, especially if you’re open to going slightly inland or buying in earlier phases of a new development. But they’re rare — and they go fast.

  2. Reframe your budgetIf you’re set on Tower Isle or coastal proximity, adjusting your budget closer to US$80K will open far more realistic and valuable options.
  1. Don’t wait too longPrices have steadily risen post-2020 as more Jamaicans abroad act on long-term plans to return home, while foreign interest in Jamaican real estate grows. Waiting too long may price you out entirely.
