  1. Dividing and Selling Land Without Permission: If someone divides up land and tries to sell it without getting permission from the government, they are breaking the law. The government can make them stop what they’re doing immediately by giving them a “Stop Notice.” They may also get an “Enforcement Notice,” which tells them to fix the problem. If they ignore these notices, they can be fined a lot of money—sometimes up to one million Jamaican dollars! Plus, if they keep breaking the rules, they might have to pay more money every day until they follow the rules.
  2. Not Following Approval Conditions: Sometimes, the government says, “You can divide the land, but you have to follow certain rules.” These rules might include things like building a proper road, putting in drainage for rainwater, or making sure there is a safe entrance to the new lots. If a person doesn’t do what they promised, the government can take away their approval, which means they aren’t allowed to divide the land anymore. They might also face fines or legal actions that force them to complete the tasks. If they still don’t listen, they could even lose their rights to the land.
  3. Other Law-Breaking Actions: If someone does other things that break the Local Improvements Act, like using the land for something it wasn’t approved for or not adding important things like water and electricity access, they can also face penalties. The punishment depends on how serious the rule-breaking is, but it often includes fines, notices to stop what they’re doing, and maybe even having to go to court to sort things out.
