What’s the Difference Between a Customer and a Consumer in Jamaica’s Real Estate Market?

The terms customer and consumer are often used interchangeably in Jamaica’s real estate market, but they have distinct meanings:

Customer:

A customer in Jamaica’s real estate industry is an individual or organization that purchases property or related services. They are the buyer in a transaction, and their main interaction is with the realtor, developer, or property seller. A customer may or may not be the end user of the property.

  • Example: A returning Jamaican living abroad buys a vacation home in Ocho Rios. The returning resident is the customer.
  • Example: A developer purchases multiple lots in Mandeville to construct homes for sale. The developer is the customer.

Consumer:

A consumer is the person who uses or occupies the property. They may or may not have purchased the property themselves, but they are the ones who derive value from living or working there.

  • Example: A family renting an apartment in Kingston is the consumer, even though they did not buy the property.
  • Example: A hotel guest staying at a resort in Negril is the consumer, while the hotel chain is the customer.

Key Difference:

  • Customer: Focuses on the act of purchasing the property or service.
  • Consumer: Focuses on the act of using or occupying the property.

Combined Roles:

In some cases, a person can be both a customer and a consumer. For example:

  • Example: A Jamaican teacher buys a house in St. Ann and lives in it. Here, the teacher is both the customer (purchaser) and the consumer (resident).
