    Listing Requirements & Verification Policy

    Effective: April 13, 2025

    At Jamaica Homes, we are committed to transparency, security, and trust. To maintain the integrity of our platform and protect all users, we require full documentation and a standardized process for every listing.


    New Policy Update: Free Listings via Dean Jones Only

    As of April 13, 2025, all property listings on Jamaica Homes are free for developers, sellers, and landlords.

    Listings must be submitted and verified exclusively through Dean Jones, Realtor® Associate at Coldwell Banker Jamaica Realty and Founder of Jamaica Homes.

    While there is no fee to list your property on the Jamaica Homes platform, a standard agent commission applies upon a successful sale or rental, as outlined in your signed listing agreement.

    This ensures that all listings meet professional standards and are verified before going live.


    Step-by-Step Listing Process

    1. Register & Submit a Listing

    • Visit jamaica-homes.com
    • Click on the “Create a Listing” button and register your profile
    • Submit the property details and upload the required documents (see checklist below)
    • Email all required documents to: dean@jamaica-homes.com

    Listings will remain pending until the verification process is completed.


    2. Required Documents Checklist

    Applies to both local and international clients (with notarization required for overseas submissions).

    All Sellers and Landlords Must Submit:

    1. Copy of the Title to the property
    2. Completed Customer Information Form (CIF)
      • Download Form Here
      • All legal owners must complete and sign
      • International clients must have this form notarized
    3. Valid Photo ID for All Owners
      • Driver’s License, Passport, or National ID
    4. TRN Card or TRN Letter
      • Only required if your Photo ID is not a Jamaican Driver’s License
    5. Proof of Address for All Owners
      • Acceptable documents (must be dated within 3 months):
        • Utility Bill (Light, Water, Internet, Cable, Landline)
        • Bank or Credit Card Statement
        • Letter from a Justice of the Peace (JP)

    3. Verification & Listing Approval

    Once your documents are received, they will be reviewed by Dean’s compliance team. You will be contacted to:

    ✔ Schedule a property viewing
    ✔ Confirm listing price (guided by local market conditions)
    ✔ Sign a Listing Agreement (MLS or Standard)


    4. Listing Types & Exposure

    All listings processed through Dean Jones are generally published on:

    • Jamaica-Homes.com
    • Jamaica Homes Social Media Accounts (Youtube, Instagram, Facebook, X, Pinterest, Linkedin)
    • Coldwell Banker Jamaica Realty
    • Multiple major real estate platforms across Jamaica (if listed under an MLS agreement)

    5. Agent Representation & Commission Structure

    All properties professionally represented by Dean Jones, Realtor® Associate at Coldwell Banker Jamaica Realty, are subject to standard agent commissions upon a successful transaction.

    Why This Policy Matters

    This verification policy protects both sellers and buyers from fraud, misrepresentation, and legal disputes. It ensures that every listing is authentic, documented, and handled by a licensed professional bound by ethical real estate practices.


    FAQs

    Q: Is there a fee to list on Jamaica Homes?
    A: No. All listings are currently free, but must be processed through Dean Jones.

    Q: How long does verification take?
    A: Typically within 3–5 business days of receiving all documents.

    Q: Can I use my overseas documents?
    A: Yes. All international clients must have the Customer Information Form notarized, and provide acceptable foreign proof of address and ID.

    Q: What if there are multiple owners?
    A: Each owner must submit ID, TRN, and proof of address, and complete the CIF.

    Fraud Prevention & Platform Protection

    ✔ Fake listings, duplicate accounts, or fraudulent submissions will result in immediate suspension.
    ✔ Jamaica Homes reserves the right to request additional verification for any listing.
    ✔ Scams or misleading listings will be reported to the relevant authorities including the REB.
    ✔ Users must not impersonate property owners, agents, or agencies.
    ✔ Jamaica Homes is not liable for transactions outside of the platform.

    6. Legal & Compliance

    ✔ All transactions are strictly between buyers, renters, and property owners/agents—Jamaica Homes acts only as a listing service.
    ✔ By listing a property, the user confirms that all information provided is accurate and they are legally authorized to list the property.
    ✔ Jamaica Homes reserves the right to remove or reject listings that do not meet verification requirements or raise concerns about fraud.

    Jamaica Homes is a listing platform only and does not engage in real estate transactions, property management, or legal verification of sales, rentals, or agreements between users. By using this platform, users acknowledge and accept the following terms:

    ✔ No Liability for Transactions – Jamaica Homes does not own, sell, rent, or manage any property listed on the platform. All transactions are solely between the property owner, real estate agent, and the prospective buyer or renter. We are not responsible for the accuracy of listings, payment disputes, or any agreements made outside of our platform.

    ✔ Verification of Listings – While we require verification documents to help maintain the integrity of the platform, Jamaica Homes does not guarantee the authenticity, condition, or legal standing of any listed property. Users are strongly encouraged to conduct independent due diligence before entering into any transaction.

    ✔ Third-Party Services – Any legal, financial, or real estate advice provided by agents, attorneys, or other professionals listed on Jamaica Homes is independent of the platform. We do not endorse or guarantee the quality of services provided by third parties.

    ✔ Fraud Prevention & Reporting – Jamaica Homes takes fraud prevention seriously. If a listing is found to be fraudulent or misleading, it will be removed, and the responsible account may be suspended. Users suspecting fraudulent activity should report it immediately to office@jamaica-home.com. However, Jamaica Homes is not liable for any losses incurred due to fraudulent listings or misrepresentation.

    ✔ Listing Removals & Compliance – Jamaica Homes reserves the right to remove any listing that violates our platform’s guidelines, includes false or misleading information, or fails to meet verification requirements. Users who fail to comply with these policies may be restricted from future listings.
