Ending Instructions Form – Real Estate (Jamaica)

This form helps you and your real estate agent finish all the steps for buying, selling, renting, or leasing a property. It makes sure everyone knows what to do before the deal is completely done.


Property Information:

  • Property Address: The exact location of the property.
  • Client Name: Your name.
  • Real Estate Agent Name: The name of your real estate agent.
  • Transaction Type: Choose if it’s a sale, lease, or rental.

1. Final Payments:

  • Any Remaining Money to Pay:
    If there’s any money still to be paid (like the last rent or final payment for a sale), it shows the amount and when it’s due. You will also pick how to pay (cash, bank transfer, cheque, etc.).
  • Agent’s Commission:
    If the agent still needs to be paid, it will show the amount and who is responsible for paying it.

2. Transfer of Property:

  • When You Take Over Ownership or Move In:
    This is the date when the property officially becomes yours (for a sale) or when you can move in (for a rental).
  • Handover of Important Documents:
    This includes documents like the sale agreement, lease contract, or property title. It shows if the documents have been given or when they will be.
  • Keys:
    This is when you will receive the keys to the property.

3. Condition of the Property:

  • Final Inspection:
    You and your agent can inspect the property one last time. If everything is good, check “Satisfactory.” If there are any problems, they will be listed here.
  • Repairs (If Needed):
    If something needs fixing, it will show the repairs to be made and by when.

4. Utilities (Electricity, Water, etc.):

  • Final Meter Readings:
    This is where you record the last reading on the electricity, water, or other utility meters so you know how much to pay.
  • Transferring or Disconnecting Utilities:
    Make sure the electricity, water, or other services are either turned off or transferred to your name by a certain date.

5. Fees and Taxes:

  • Stamp Duty and Transfer Tax (for sales):
    This will show if these taxes have been paid or when they are due.
  • Property Tax Clearance:
    Make sure the property taxes are paid before the transfer is finalized.

6. Extra Items:

  • Final Walkthrough:
    You can walk through the property one last time to check if everything looks good.
  • Service Contracts (if needed):
    If there are services like security or garbage collection, it will show if the contracts need to be transferred to your name.
  • New Contact Info:
    The new owner, landlord, or tenant’s contact information will be listed here.

7. Signatures:

Once all the steps are done, you and the agent sign here to confirm everything is complete.
