65% Sold: Pinnacle’s First Tower in Montego Bay Draws Strong Diaspora and International Interest

Montego Bay’s skyline is being rewritten in steel and glass. Rising dramatically from the Reading Peninsula, The Pinnacle is more than just a housing project — it is an audacious architectural statement. Standing 28 storeys high, the first of four planned towers has already captured the imagination of buyers worldwide, with 65 per cent of its units secured by a mix of Jamaican Diaspora families and international investors.

Construction on Tower One, known as The Swallowtail, is well advanced. Twenty-three floors have already been raised, with completion projected for 2027/2028. By year’s end, significant framing on other sections of the US$450 million landmark development will be visible across Montego Bay’s horizon.

“Pinnacle is a symbol of ambition — not just in height, but in vision,” said Dean Jones, Founder of Jamaica Homes. “When I walk the site, I see more than concrete and steel. I see the hopes of Jamaicans abroad returning home, and the confidence of international investors who believe in Montego Bay as a world-class destination.”

The Anatomy of a Landmark

The Pinnacle is set to become one of the tallest structures in Jamaica, a four-tower development blending residential, investment, and hospitality offerings.

  • Tower 1 – The Swallowtail: A full residential tower, allowing long-term rental.
  • Tower 2 – The Canary: Dedicated investment tower with rental return programme.
  • Tower 3 – The Hummingbird: Another rental return tower, not yet on sale.
  • Tower 4 – The Phoenix: A hotel tower operated under global hospitality management.

Each tower contains 141 units, ranging from one-bedroom apartments to sprawling five-bedroom penthouses. Floor layouts have been carefully orchestrated: seven units per floor up to level 18, larger and fewer residences between floors 19 and 24, expansive sub-penthouses on 25 and 26, and full-floor penthouses at the summit.

“Design is not only about what meets the eye; it’s about how people will live, breathe, and grow in these spaces,” Jones reflected. “From sky pools and cabanas to the Mangrove Club with its restaurants, spa, and yoga retreats, Pinnacle is designed as a village in the sky.”

A Blend of Lifestyle and Investment

Pricing begins at US$600,000 for one-bedroom units and rises to nearly US$900,000 for three-bedroom residences, with penthouse figures provided on request. Each apartment will feature 9.5-foot ceilings, hurricane-resistant doors and windows, and open-plan layouts that prioritise light, ventilation, and sweeping coastal views.

The Pinnacle is not just for homeowners. Investors will benefit from participation in a rental programme operated by international partners such as Accor, which brings access to a global membership pool and a 50/50 revenue-sharing model.

“Montego Bay is transforming,” Jones added. “This is no longer just a tourist town — it’s evolving into an international hub. Developments like Pinnacle provide the bridge between luxury living and smart investment.”

Amenities Designed for a Modern Caribbean Lifestyle

The development will include:

  • Saltwater pools running between all four towers
  • A seventh-floor leisure deck with cabanas, barbecue areas, and sky pools
  • Three tennis/pickleball courts
  • A fully equipped gym, owner lounges, and meeting rooms
  • A commercial centre with gourmet market, pharmacy, urgent care, and café
  • The Mangrove Club offering spa, restaurants, and wellness spaces
  • A 15-slip marina (with select penthouses including private slips)
  • A helipad, cementing Pinnacle’s status as a premium global address

Every detail, from security fobs granting controlled access to solar infrastructure and rainwater harvesting, has been crafted with long-term sustainability in mind.

“Luxury without sustainability is short-sighted,” Jones noted. “We wanted to see developments in Jamaica that balance beauty with responsibility — that’s what the Pinnacle represents.”

A Symbol for Jamaica’s Future

Tourism Minister Edmund Bartlett has already heralded Pinnacle as part of a wave of multi-billion-dollar projects redefining Jamaica’s tourism and investment landscape. He emphasised its role in elevating the island’s global profile:

“Jamaica is ready to lead, not just in the Caribbean, but on the global stage. We are building a tourism sector that is resilient, inclusive, and world-class.”

For Dean Jones, however, the meaning of Pinnacle goes deeper.

“For the Jamaican family overseas, this is a chance to come home with dignity and style. For the investor, it is a chance to believe in Jamaica’s upward story. And for Montego Bay, it is a chance to prove we can dream boldly — and deliver.”

With Tower One already two-thirds sold and anticipation building for the launch of Towers Two and Three, Pinnacle stands not only as a residential development but as a living metaphor for Jamaica’s rise: ambitious, rooted in heritage, and reaching towards the sky.
