When lodging a complaint with the Rent Assessment Board, whether initiated by a landlord or a tenant, it’s essential to follow proper procedures for resolution. Here’s a comprehensive guide:
Initiating the Complaint Process
Regardless of whether the complaint arises from a landlord or a tenant, the Rent Assessment Board emphasizes a consultative approach. No action is taken until both parties have been consulted and given an opportunity to present their concerns. This ensures fairness and transparency in addressing rental disputes.
Avoiding Direct Court Proceedings
Both landlords and tenants are encouraged to refrain from resorting directly to court proceedings when faced with rental-related issues. Taking matters straight to court bypasses the preliminary steps necessary for resolution and often results in redirection back to the Rent Assessment Board. By engaging with the Board first, parties can benefit from a structured process designed to address concerns effectively.
Utilizing the Rent Assessment Board’s Resources
The Rent Assessment Board serves as a vital resource for both landlords and tenants in resolving rental disputes. By providing a platform for communication and mediation, the Board facilitates constructive dialogue aimed at reaching mutually satisfactory outcomes.

I am not sure if leasing is also part of the Jamaica rent board issue, but I have been paying lease for a piece of land for over 21 years can the landlord just up and give me 3 months notice?
Another question the person that in my house as a tenant, because I got notice they stop paying rent saying that they are looking somewhere to rent and they not paying any rent?
In terms of leasing land for over 21 years, situations like that can be quite complex. It usually depends on whether there’s a written lease agreement, what the terms are, and whether any rights may have been established over time. In some cases, long-term lease arrangements might give you additional protections, but I’d really recommend speaking with someone familiar with land or tenancy matters in Jamaica, possibly through the Rent Board or a property attorney.
As for your tenant refusing to pay rent because you’ve received notice — that can be very frustrating. Generally speaking, a tenant is still expected to pay rent up until the date they officially move out or the notice period ends. Simply deciding not to pay because they’re looking elsewhere doesn’t usually relieve them of that responsibility. Again, it would be worth getting proper guidance so you know what steps you’re allowed to take without risking any issues on your end.
Hope that helps as a starting point. Definitely speak to someone who can walk you through your rights and options based on the details.
