Property tax in Jamaica is levied annually by the government on all land holdings based on the unimproved value of the land. For most residential properties, the annual tax is modest — but the consequences of non-payment accumulate over time. Unpaid property tax accrues interest and penalties, and the Tax Administration Jamaica (TAJ) has the authority to pursue enforcement action — including, in persistent cases, proceedings that can result in the forced sale of the property to recover the outstanding debt.
For diaspora landowners, property tax arrears are a particular risk. Tax notices are sent to the registered address on the title, which for many overseas owners is a Jamaican address they no longer regularly receive mail at. Years of unnoticed tax bills accumulate quietly, and the landowner only becomes aware of the problem when the arrears have grown to a significant sum or when enforcement proceedings have already begun.
Checking and Paying from Overseas
The Tax Administration Jamaica maintains an online portal through which property owners can check their property tax account status, view outstanding balances, and make payments from anywhere in the world. Overseas owners are strongly encouraged to access the TAJ portal at jamaicatax.gov.jm to verify their account is current and to update their contact address. Property tax can be settled online without requiring the owner to return to Jamaica.
Buyers of property in Jamaica should also request and review the property tax account as part of their pre-purchase due diligence. Any arrears outstanding at the time of sale should be settled before completion, and this should be reflected in the sale agreement. A buyer who completes a purchase without checking the tax status may inherit the seller’s arrears. Confirmation of a clear tax account from TAJ, verified directly rather than through documents provided by the seller, is the most reliable way to ensure no arrears are being passed on.
