Environmental Impact Assessments and NEPA approvals are required for a broad range of development projects in Jamaica. Developers who skip this process, or who produce fabricated approval documents to satisfy lenders and buyers, expose purchasers and investors to the risk of enforcement proceedings, project suspension, and in some cases demolition orders for structures built without lawful environmental clearance.

Off-plan property purchases — buying a home or unit before or during construction — carry inherent risks that are amplified when the developer lacks the financial capacity, regulatory approvals, or genuine intention to complete the project. In Jamaica, a number of buyers have lost substantial deposits when off-plan developments stalled, were redesigned without consent, or were never commenced at all.
