Owning property in Jamaica does not always mean owning a building. The Jamaica Stock Exchange (JSE) lists shares in companies that develop, own and manage real estate, alongside banks, insurers and other businesses, so investors can buy a stake in property portfolios through a stockbroker.
The JSE runs a Main Market and a Junior Market, the latter created for smaller, growing companies with lighter listing requirements, as well as a market for securities traded in US dollars. Trading is carried out through licensed broker-dealers, and the exchange works under the oversight of the Financial Services Commission.
For property-minded investors, listed real estate firms and real estate investment trust-style structures offer exposure without the cost of a whole property, easier selling and published accounts. The trade-offs are share price swings that may have little to do with underlying property values, and no direct control. Shares are not covered by deposit insurance. Comparisons with REITs on the London or New York exchanges are useful but limited, as the Jamaican market is smaller and less liquid.
