Due Diligence Steps for Buyers and Their Attorneys
Before committing to a property purchase in Jamaica, buyers should ensure the following steps are completed. Verify the seller’s identity in person, using government-issued photo identification, and confirm that the person presenting themselves as the owner matches the registered proprietor named on the title. Conduct an NLA title search timed to run as close to the date of completion as possible, and specifically confirm the absence of caveats, mortgages, restrictions, duplicate titles, and pending instruments. Verify the attorney acting on your behalf is registered and in good standing with the General Legal Council at generallegalcouncil.org. Confirm that any real estate dealer or salesman involved in the transaction is licensed by the Real Estate Board at reb.gov.jm.
