A Kingston development called The Pinnacle is targeting international investors at starting prices between roughly US$430,000 and US$961,260 per unit, translating to around $67 million to $150 million in Jamaican dollars, with larger four-bedroom apartments, penthouses and villas priced on request, according to Gleaner reporting.
The project spans 17 acres and comprises four towers rising 28 storeys each, delivering 447 units in total, 15 of them villas, alongside a commercial centre. Three towers are residential; the fourth includes a hotel component, with LCH Developments, the company behind the project, in discussions with an international luxury hotel brand to manage it. The total development cost is just under $55 billion at current exchange rates, and construction is slated to complete by 2028.
Tanya Golaub, chief operating officer of LCH Developments, was explicit about who the project is built for: an investment product aimed at buyers who can realise rental income from their units, not a short-term rental play. It is an investment product, she said. We will not be doing Airbnb. The company commissioned Global Branded Residences to research design and positioning before committing to the project, and Golaub said the research told them Jamaica is ready for luxury.
That claim, effectively a bet that a large enough pool of international buyers wants branded, professionally managed luxury residential real estate in Kingston specifically, rather than the more established resort corridors on the north coast, is the real story here. Kingston has plenty of high-end residential stock, but very little of it comes with an international hotel brand attached and a built-in income-generating structure aimed squarely at overseas capital. Whether The Pinnacle proves the thesis or tests its limits will become clearer as pre-sales, still pending as financing closes, actually convert into signed contracts.
