A $100 Million Sale to Pay for the Abuse Crisis: New York’s Archdiocese Sells Its Headquarters

The Archdiocese of New York has sold its headquarters to help cover the cost of sexual abuse claims, Catholic Review reported in October 2024.

The Terence Cardinal Cooke Building at 1011 First Avenue in Manhattan sold for more than $100 million to Vanbarton Group, a real estate investment firm that planned to convert it into residential rental units. It had housed archdiocesan offices, Catholic Charities of New York, the Catholic Near East Welfare Association and St John the Evangelist Church, whose parish had been merged with the Church of the Holy Family.

“The proceeds of this sale will be used to ease the financial burden caused by the sexual abuse crisis,” said Joseph Zwilling, the archdiocese’s director of communications. Cardinal Timothy Dolan had said earlier that the building no longer made sense as the archdiocese’s home, citing maintenance costs, technology needs and a wish to be closer to the people it serves. Many offices were to move to smaller space at 488 Madison Avenue, next to St Patrick’s Cathedral, in 2025.

The cardinal said the archdiocese had settled more than 400 credible abuse cases through its compensation programme, with about 1,400 claims pending, and it was suing its insurer, Chubb, over coverage.

The sale shows how liabilities can force a church to turn property into cash. When insurance does not cover a claim, the church’s buildings are often its largest available asset.

For Jamaican churches, the lesson is about insurance and governance. Congregations and denominations should check what their liability policies actually cover and keep strong safeguarding practices. A single uninsured claim can put property at risk that took generations to build.
