- Standard commission (one month’s rent)
- Co-broke (50/50 split) or direct rental

How It Works (Step-by-step)

- Enter Monthly Rent (JMD).
- Toggle Direct Rental if no co-broke (otherwise 50/50 split).
- Set your Broker Split (e.g., 40%).
- Fill in Expenses: gas, lunch, advertising, wear & tear, phone/internet.
- Set Months on Market (usually 1–2 for rentals) to scale recurring costs.
- Switch Currency (JMD / USD / GBP) and adjust FX if needed.

What the Numbers Mean

- Total Commission – always one month’s rent.
- Agent Side – full (direct) or half (50/50 co-broke).
- Broker Fee – your side × broker split %.
- Agent Gross Before Expenses – agent side minus broker fee.
- Total Expenses – fuel + lunch + ads + wear & tear + phone/internet + time cost.
- Agent Net – the real take-home after everything.
- Effective Hourly – Agent Net ÷ total hours spent.
