    How to Use the HOA Fee Calculator

    1. Enter the unit size (square feet) – Type the internal size of the apartment or unit in square feet.
      This allows the calculator to apply the per-square-foot HOA rate correctly.
    2. Enter the HOA rate per square foot (monthly) – Input the monthly HOA charge per square foot (e.g. $0.25/sf/month).
      This typically covers building operations such as security, maintenance, insurance, amenities, and management.
    3. Choose how the reserve fund is calculated – Select either:
      • Size-based tiers – Common in mixed developments where smaller units pay a lower quarterly reserve and larger units pay more.
      • Custom quarterly amount – Useful if the development charges a flat reserve fund regardless of unit size.
    4. Adjust the reserve amounts if needed – Developers or property managers can edit the size thresholds and quarterly reserve figures to match the specific HOA structure of a building.
    5. View your results instantly – The calculator will automatically show:
      • Monthly HOA fee
      • Quarterly reserve fund
      • Monthly equivalent of the reserve fund
      • Total yearly HOA cost
