A former Primitive Methodist chapel in Doncaster, stripped inside and ready for conversion into flats, was put up for auction in July 2022, auctioneers Bond Wolfe announced.
The chapel on Balby Road was built in 1868 for the Primitive Methodist Church. It closed in 2008 and was Grade II listed in May 2020. The guide price was £136,500-plus.
Planning permission had been granted to convert the building into 10 homes, nine one-bedroom flats and one two-bedroom flat, with a four-storey rear extension. Ron Darlington, consultant director at Bond Wolfe, described the building as “a hollow two-storey shell” with its internal fittings removed. Car parking took up about half of the rear of the site.
Historic England’s listing described the chapel’s front: “The architecturally elaborate front elevation features an eclectic mixture of Gothic and classical details, topped by a bold, strongly Italian Romanesque corbel table.” The chapel was one of 206 lots in Bond Wolfe’s auction on July 21, 2022, held at Villa Park, with remote bidding available.
The Doncaster lot shows how listing and existing planning permission shape the value of an old chapel. An empty shell with consent for 10 flats can offer a developer a clear route to profit, but listed status means any work must respect the facade. Jamaican investors in the UK, and churches at home thinking of selling old buildings, should note how much planning consent adds to a property’s appeal at auction.
