Construction companies, developers and property owners should brace for further increases in the cost of key materials, including construction-grade limestone and sand, the Mining and Quarrying Association of Jamaica warned in a statement reported by the Gleaner. The association was explicit that the pressure is coming from economic reality, not coordinated pricing: rising fuel and electricity costs are squeezing producers directly, with some operators now facing monthly electricity bills in the millions just to run heavy processing equipment.
The pressure sits on top of an industry still absorbing losses from Hurricane Melissa, which disrupted operations and damaged infrastructure across the sector last year. That combination, higher input costs layered onto storm-related disruption, is exactly the scenario that turns a well-planned project timeline into a strained one.
For anyone actually managing a build right now, whether a homeowner, a small developer or a contractor, the practical implications are fairly direct. A project scope and budget set even a few months ago may already be out of date by the time materials are purchased. Milestone-based budgeting, reviewing spend against a detailed schedule at regular intervals rather than only at the end, gives a project the best chance of catching a cost blowout early enough to adjust rather than discovering it at completion. Building in a materials contingency, rather than pricing a project at the tightest possible margin, has gone from good practice to close to essential.
None of this is unique to Jamaica. Construction material costs are climbing globally on the back of energy prices and supply chain pressure. What is specific to Jamaica is the layering of that global pressure onto a market still rebuilding physical infrastructure after a Category 5 storm, which leaves less slack in the system to absorb the next cost shock when it arrives.
