Land swap agreements — in which two parties exchange parcels of land without a cash payment, or with a balancing cash adjustment — have been used fraudulently in Jamaica to acquire valuable property by conveying land of significantly lower value or with undisclosed encumbrances. A party entering any land exchange agreement needs the same rigorous due diligence as a cash buyer.
