A $2.1-billion residential tower broke ground in Bournemouth Gardens, Kingston 2, on Wednesday, adding another storey to the city’s emerging skyline ambitions and signalling continued private-sector confidence in urban vertical development even as the broader market navigates elevated borrowing costs.
The development, known as K2 Apartments and brought to market by Sherbourne Limited, will rise ten storeys and deliver 119 residential units ranging from studio apartments to two-bedroom configurations. The Prime Minister attended the ground-breaking ceremony, underscoring the government’s interest in private-sector-led urban housing as a complement to the National Housing Trust’s affordable portfolio.
A Building Designed for a Changing Kingston
K2’s unit mix tells a deliberate story. Of the 119 apartments, 54 are studios at 374 square feet, priced from $16.2 million. Twenty-eight one-bedroom units occupy 738 square feet, starting at $28.8 million. Thirty-five two-bedroom units at 827 square feet begin at $34.6 million, with two super units on the ninth floor stretching to 1,201 square feet. Every unit is positioned to capture waterfront views of Kingston Harbour.
The amenities list reads like a response to the city’s evolving buyer profile: a gated entrance, 150 parking spaces, an outdoor entertainment deck, a ground-floor lobby and lounge, a rooftop terrace with a fitness centre and pool, an onsite wastewater treatment system, backup generator coverage for common areas, and dedicated water storage. BYD Construction is the appointed contractor, with completion targeted for the fourth quarter of 2025.
The Case for Urban Vertical
Bournemouth Gardens sits at the intersection of old Kingston and emerging Kingston. It is not New Kingston’s manicured commercial district, and it is not the heritage brownstone streets of the city’s older residential pockets. It is something in between: a neighbourhood with proximity to the harbour, to the creative industries clustering downtown, and to the financial corridor. Developers who understand this geography are placing their chips on a version of Kingston that has not yet fully arrived but is unmistakably on its way.
K2 follows a pattern visible across the Kingston market in recent years. Private developers are no longer limiting their vertical ambitions to New Kingston and uptown corridors. The harbour-facing parishes, the mid-island belt, and even portions of downtown Kingston itself are attracting serious capital. Each ground-breaking adds credibility to the next.

Pricing in a High-Rate Environment
Studios from $16.2 million and two-bedrooms from $34.6 million place K2 firmly in the middle-market and aspirational buyer segment. These are not NHT-eligible prices for most contributors, but they sit below the premium new-build pricing seen in uptown Kingston and the hills of St. Andrew. The developer appears to be targeting the professional class, the returning diaspora, and the buy-to-let investor who sees Kingston’s rental yields as an attractive return on a long-term hold.
The timing of the ground-breaking, in the final weeks of 2023, is itself a signal. Despite interest rate pressures that have cooled mortgage appetite across the region, Sherbourne Limited and its construction partners are moving forward. That confidence, backed by committed capital, is one of the most honest market indicators available.
What Comes Next
With completion expected in late 2025, K2 Apartments will enter the market at a moment when Kingston’s residential rental and ownership landscape will look meaningfully different from today. How the unit absorption proceeds, and how BYD Construction manages the contractor pressures that have plagued comparable projects island-wide, will be a case study worth watching closely.
For now, the foundation is being poured on a bet that Kingston’s transformation is not a trend but a trajectory. The market will deliver its verdict floor by floor.
