The National Housing Trust lends for building as well as buying. NHT construction loan is the common name for the Trust’s builder products, which share one principle: money is lent against a house that does not yet exist, so the Trust needs to see land, plans and progress before it pays out.
The main routes
- Build on your own land: for contributors who already own land, or have legal authority to build on it, not bought with an NHT loan. A single applicant can borrow up to J$11 million.
- Buy land and build: up to J$5 million of a single applicant’s entitlement can go towards buying land, with the rest available for construction.
- Construction after a lot loan: a contributor who has used an NHT loan to buy a house lot or a serviced lot can apply for construction funds equal to the difference between the current non-homeowner ceiling and the amount already borrowed.
- Team Builder: between three and 27 contributors combine their benefits to buy one large plot, subdivide it into three to nine lots and build. The loan can cover infrastructure such as water, electricity and roads, individual titles and construction.
Co-applicants raise the limits, and every amount is subject to the borrower’s income and age.
What the Trust looks for
Expect to provide proof of ownership, a recent surveyor’s identification report, building plans with the necessary approvals from the municipal corporation, and costed estimates. Funds are usually released in stages linked to construction milestones, after the work has been checked, rather than all at once.
Why it matters
Construction loans demand more planning than purchase loans. Building costs in Jamaica have risen sharply in recent years, and the loan is fixed when approved, so overruns fall on the borrower. Using a registered contractor, getting a quantity surveyor’s estimate and keeping a contingency fund are common ways to reduce risk. Contributors with incomes within the Home Grant band may be able to combine a grant with the loan.
Elsewhere, commercial lenders offer comparable stage-payment construction or self-build mortgages; the main difference in Jamaica is that the NHT’s rates are linked to income.
