Central Kingston’s housing stock is ageing badly, the constituency’s Member of Parliament acknowledged during the 2026/27 State of the Constituency Debate on Tuesday, October 13, conceding that much of it has deteriorated and needs urgent improvement. Eight units at the East Palms Housing Development in Kingston Gardens are complete, with handover expected this month, while 18 more are under construction on Hanover Street in the Tel Aviv community of Parade Gardens. In all, about 40 families have been or are expected to be helped through government housing programmes and construction grants.
What was not offered matters just as much: no count of homes needing repair or replacement, no construction budget, no timetable, and no figure for additional units on state-owned sites earmarked for social housing. Much of the constituency has been designated for systematic land titling, yet no numbers were given on households titled or disputes outstanding, and unresolved ownership can block both renovation and mortgages. With 26 units against a whole constituency’s need, how far down the road can renewal be kicked before the road runs out?

In loose ink and watercolour on a pale green wash, a briskly striding man in a suit is about to kick a tin can marked “NO TIMETABLE” down a street that crumbles away just ahead of him, declaring “RENEWAL IS COMING!”. Under a banner reading “CENTRAL KINGSTON”, residents watch from zinc-fenced yards and sagging verandas beside one tiny new block signed “8 UNITS DONE”.
