Construction has now begun on one of the Caribbean’s most closely watched luxury branded residential developments, following confirmation by Caribbean Journal on 10 July 2026 that work has commenced on the Caribbean’s next Mandarin Oriental project.
The development represents one of the most prestigious branded residence entries into the Caribbean market in recent years, adding the Mandarin Oriental name to a growing list of globally recognised luxury hotel and lifestyle brands that have established or are developing a residential presence in the region.

The Rise of Branded Residences in the Caribbean
Branded residences — private homes or condominiums that carry the name, management, and amenity infrastructure of a globally recognised hotel or lifestyle brand — have become one of the defining investment product categories in Caribbean real estate over the past decade. Brands including Four Seasons, Ritz-Carlton, Aman, Six Senses, and now Mandarin Oriental have established or are developing Caribbean presences that combine the privacy and permanence of residential ownership with the services and positioning of five-star hospitality.
For buyers, branded residences offer a combination of lifestyle assurance, professional property management, access to hotel-grade amenities, and the reputational credibility of a globally recognised brand. For investors, they typically command a price premium over unbranded equivalents and tend to attract a wealthier, more international buyer profile.
The Caribbean branded residence market reached an estimated $1.87 trillion in total value in 2026, positioning the region firmly among the world’s most active markets for this product category. Destinations including Barbados, the Bahamas, the Cayman Islands, Turks & Caicos, Antigua, and the Dominican Republic have all attracted significant branded development activity.
What This Means for Jamaica
Jamaica has a growing but still limited presence in the branded residence segment. The Pinnacle Montego Bay — a US$450 million luxury residential lifestyle estate in Reading, St James — is among the island’s most high-profile development projects currently in progress. The island’s combination of strong tourism infrastructure, cultural appeal, and north coast resort corridor positions it as a natural candidate for further branded residence development.
As the Mandarin Oriental confirms construction underway elsewhere in the Caribbean, the competitive pressure on Jamaica to attract premium branded development to support its own ambitions in the high-end residential and investment property space becomes clearer. The question is not whether the Caribbean branded residence market is growing — it clearly is — but whether Jamaica is capturing its fair share of that capital flow.
