Different Capital Limited has been appointed as REIT manager for The Hive, a $700-million sport, wellness, and entertainment complex planned for Catherine Hall in Montego Bay, the Jamaica Observer reported on 16 July 2026.
The appointment marks another structured real estate investment trust (REIT) engagement for the Jamaican capital markets firm, which has been expanding its footprint in property transactions across Jamaica and the wider Caribbean.

What Is The Hive
The Hive is designed to become western Jamaica’s primary destination for sport, wellness, and recreation. Located at Catherine Hall — the same commercial corridor that includes the Montego Bay Sports Complex and sits adjacent to the Bogue Industrial Estate currently undergoing an $84-million infrastructure upgrade ahead of its sale — the complex will bring together pickleball, padel, football, swimming, go-karting, track and field facilities, and a jogging trail on a single site.
Express Fitness has been confirmed as an anchor subtenant. The complex is valued at J$700 million and is expected to transform the way sport and wellness are delivered in western Jamaica.
What a REIT Structure Means for Investors
A real estate investment trust structure allows multiple investors to participate in the ownership and income of a property asset without managing it directly. For The Hive, the REIT framework creates a pathway for Jamaican retail and institutional investors to hold a stake in the commercial and leisure property sector — a market segment that has historically been accessible only to large developers or direct property owners.
Different Capital’s growing REIT management portfolio in Jamaica reflects a broader maturation of the island’s capital markets, as structured property investment vehicles become an increasingly important feature of the financial landscape. For the property sector, REITs expand the pool of capital available to fund commercial and mixed-use developments, and provide a mechanism for spreading risk across a wider investor base.
Catherine Hall and the Montego Bay Commercial Property Market
The Hive’s location at Catherine Hall places it in one of Montego Bay’s most active development corridors. The area is close to the Montego Bay Sports Complex, in proximity to the Bogue Industrial Estate — earmarked for a new commercial Special Economic Zone project worth J$3 billion that will create over 750 jobs — and within easy reach of the city’s primary retail and hospitality infrastructure.
Commercial property investment in Montego Bay is increasingly being driven by the diversification of the local economy beyond pure tourism. Sport, wellness, logistics, and light industrial uses are all part of that broadening picture. The Hive, structured as a REIT, represents one of the more sophisticated vehicles yet deployed to channel investment into that diversification story.
