- A Belize City pastor paid $13,100 towards a $23,000 parcel of land
- He was given a land document bearing his name
- A check at the Lands Department showed the land registered to another person
- The seller stopped responding and police are investigating
A pastor in Belize City has lost $13,100 in what police are treating as a land fraud, Breaking Belize News reported in February 2024 under the headline “More land fraud”. Jesus Contreras of Leodigorio Membrano Street told police he had been dealing since December 2021 with a man named Angel Castillo, who said he was selling a parcel of land for $23,000.
Mr Contreras paid in instalments. He handed over $8,900 in cash in February and March 2022, then another $4,200 between April and June, and agreed to pay the balance once the transfer was complete. In October 2022, according to the report, Mr Castillo gave him what looked like a land document with his name on it.
It was almost a year later, on August 25, 2023, that Mr Contreras went to the Lands Department in Belmopan to check. Officials told him the land was registered in someone else’s name. Mr Castillo has not been in touch since, and the police are investigating.
The case follows a pattern seen across the region: a buyer, often trusting and paying in cash, relies on paperwork supplied by the seller rather than checking the official register before money changes hands. By the time the problem is found, the payments have been made and the seller has disappeared. The report did not say what the pastor intended to use the land for.
Jamaica has its own long record of land fraud, and churches, pastors and returning residents are among the most exposed, because they often buy on trust, pay in stages and may be overseas while the deal is done. The lesson from Belize is simple and costs little: search the title at the National Land Agency before paying any deposit, use a lawyer, avoid cash and never treat a document handed over by the seller as proof of ownership. For a congregation raising money for a church site, or a returnee buying land for a home, those checks can protect years of savings.
