KINGSTON, Jamaica — Jamaica’s housing debate often assumes that a family either buys a finished house or somehow finds the money to build the whole thing at once. The Starter Frame House begins from a more familiar reality: many Jamaican homes grow over time.

The design treats that reality as architecture rather than compromise. It starts with a properly finished compact home, then makes future expansion part of the original structure instead of an improvised addition years later.
Finish the first house properly
The first stage contains the expensive and difficult parts: bathroom, kitchen plumbing, electrical distribution, storage and one flexible living and sleeping room. These sit around a reinforced concrete service core beneath a simple galvanised mono-pitch roof.
The front elevation is modest but deliberate. Timber louvres and jalousie-style openings provide shade and airflow. A breeze-block panel protects privacy without sealing the house, while the small stoop gives the entrance enough depth to feel like somewhere to arrive rather than simply a door in a wall.
Leave room for the next chapter
Beside the completed home is a structural bay designed from day one for a future bedroom or small work space. Columns, beam positions and services are planned before the first block is laid. When the family is ready, the next room can be added without knocking apart the original house.
That is the difference between incremental housing and unfinished housing. One is planned growth. The other is uncertainty.
Small details, real consequences
A compact water tank sits close to the service zone. Proper roadside drainage is treated as infrastructure, not decoration. The roof is kept light and straightforward, with enough overhang to protect walls and openings from heat and rain.
This sort of house could make sense in planned lower-cost developments, serviced lots and growing communities across St Catherine, Clarendon, Manchester, St Thomas and beyond. It is aimed at households that need a realistic starting point rather than a miniature version of a luxury villa.
The Starter Frame House is an editorial architectural concept, not a completed or commissioned building. Any real version would require site specific architectural, structural, drainage and regulatory design.
Design language: incremental tropical housing, modest modernism and Jamaican vernacular. Material palette: rendered concrete block, exposed concrete, galvanised roofing, breeze blocks, timber louvres and simple steel detailing.
