Grant Deed

A grant deed is a legal document used to transfer ownership of real property from one person to another, guaranteeing that the grantor (the person transferring the property) has the legal right to convey it and has not previously sold the title to anyone else. The grant deed also provides assurance that the property is free of undisclosed encumbrances—such as liens or claims—that could affect the new owner’s rights.
