NHT’s Arrears Hit $2 Billion. Here’s Exactly When It Moves to Auction Your House

19.7 percent of the National Housing Trust’s 103,902 mortgage accounts were in arrears for more than 90 days, totalling $2 billion, NHT executive Miller disclosed, alongside a separate admission that the Trust was behind its own housing disbursement target by $316 million, attributed to a slowdown in build-on-own-land and construction-side activity.

Miller laid out the actual sequence NHT follows once a mortgagor falls behind, a process considerably more patient than private lenders’ foreclosure route this publication has documented separately: in the case of a loss of income, the Trust provides a 24-month moratorium for mortgagors. Selling to recover is a last resort, so we will go to lengths to work with you so that when the decision is made to go that route we have no other option, he said.

The specific timeline behind that last resort is longer than most mortgagors likely realise: in most cases when the NHT moves to auction houses to recover amounts owed, mortgagors would have been in arrears for more than 360 days, nearly a full year of accumulated non-payment before the Trust actually proceeds to auction, a considerably longer runway than the roughly 90-day arrears threshold that starts the clock.

NHT’s introduction of external debt collectors, still under review by the Trust at the time, represented a genuine escalation in tone even while the underlying 360-day auction threshold remained unchanged, evidence the agency was looking to tighten collection on the front end of a delinquency, working the account more actively during the moratorium period, rather than shortening the actual timeline before a home is put up for sale.
