A disciplined two-storey volume presents a restrained street elevation defined by deep overhangs and a recessed upper terrace. The structural frame is expressed through clean horizontal and vertical planes, while timber cladding softens the façade with warmth against the concrete mass. Full-height glazing establishes visual continuity between interior living spaces and the planted forecourt, allowing controlled permeability within a suburban context. The balcony is integrated as an extension of the primary suite, set back to preserve privacy and proportion. This is a conceptual examination of contemporary urban living calibrated for a Jamaican neighbourhood setting.

    Year: 2026
    Lead Designer: Jamaica Homes
    Type: Detached Urban Residence
Main Architectural Elements: Reinforced concrete frame · Cantilevered balcony slab · Full-height sliding glazing · Timber cladding panels · Recessed entry threshold

Crucial Location Factors: Located within a developed residential district requiring alignment with local building setbacks and vehicular access standards. Orientation balances street presence with privacy, while overhang depth reduces direct solar gain on west-facing glazing.
    Category: Residential Concept
    Best Use (Occupancy Classification): Homes
    Location: Kingston, Jamaica

Energy Efficiency: Cross-ventilation planning · Deep roof overhangs · High-performance glazing · Layered façade for thermal moderation
Design fitting function (build-to-suit): Private family residence within an urban subdivision

A measured urban form where mass, light, and proportion are resolved with clarity.
