Negril
Negril generates roughly a third of Jamaica’s entire tourism revenue and employs 12,000 workers directly in hospitality. Yet the resort has been waiting years for basic road resurfacing and water improvements. The infrastructure gap is not just a quality of life issue. It is a direct drag on property values.
A long-running dispute between property owners and the developer of Negril Estate in Westmoreland exposes the risks facing buyers in Jamaica’s resort market, particularly diaspora investors making decisions from overseas. The case raises fundamental questions about developer accountability and buyer protection.
Plans endorsed at the highest levels of government place close to 5,000 new hotel rooms in the pipeline for Negril, alongside a commitment to reshape how the resort town is governed. For anyone with a stake in western Jamaica’s property market, the implications are difficult to ignore.
The Annual Travel Statistics 2021 report provides valuable data on tourism trends, visitor accommodations, and demographic patterns in Jamaica. Here’s an enriched…
Crown land at the heart of Negril has been occupied by an informal settlement for over three decades. A 2021 proposal by the Factories Corporation of Jamaica to build a proper town centre could transform both the resort’s civic identity and its surrounding property market.
Negril’s Great Morass has been drying since the 1950s, fuelling recurring fires and degrading the reef and beach that the resort depends on. A US$13-million international restoration project launched in 2021 offers the most serious attempt yet to reverse decades of ecological damage.
Negril’s Seven Mile Beach has been losing close to two metres of shoreline every year for decades. With the resort’s property market and tourism economy built entirely on that natural asset, beach erosion is not an environmental footnote. It is the most direct risk in the investment case.
Owners at a Negril strata complex say they’ve had no fire insurance for over a year, an unpaid water bill, and $4 million in payables with no receipts, while the board skips meetings called to address it.
A $50-million Cabinet-mandated master plan will create a formal vision for New Negril along the Hanover coastline. For landowners and investors in western Jamaica, the plan marks the moment informal interest becomes formal development agenda.
A 1,200-unit housing development for tourism workers was announced for Negril in 2017, acknowledging that the resort’s rapid growth had left its workforce in informal settlements. The relationship between worker housing and property market health is closer than it might appear.
